Research different inspectors:

Start by researching different home inspectors in your area. You can ask for referrals from your Realtor® or friends and family members who have recently purchased a home. Alternatively, you can search online for home inspection companies in your area.  Look for inspectors who are certified by a reputable organization, such as the American Society of Home Inspectors (ASHI) or the International Association of Certified Home Inspectors (InterNACHI).

1. Consider pricing:

Home inspection fees vary depending on the size of the property and the extent of the inspection. Typically, pricing starts around $350 and goes up. Keep in mind that the cheapest/most expensive option may not always be the best. Look for a home inspector who offers a comprehensive inspection, is transparent about their pricing, and will take time to review the report with you.

2. Schedule the inspection:

Once you've chosen a home inspector, schedule the inspection. The inspection usually takes 2-3 hours, and you should plan to be there for the last 30 minutes for an overview of the inspection results. If you're financing with a VA Loan, you'll need a WDO inspection. Schedule the WDO inspection for the same time as the home inspection.

3. Attend the inspection

It's a good idea to attend the inspection in person so you can ask questions and get a better understanding of the property's condition. If you're out of town and unable to attend, choose a home inspector who will review the results with you over the phone at the end of the inspection.

4. Check for license and insurance:

For new construction, make sure the vendor submits their license and insurance to the builder before the appointment. This ensures that the inspector is qualified and covered in case of any damages or accidents during the inspection.
